Who do you help? People in foreclosure who want to stay in their home, the payer who has a low credit score or an over encumbered property, when typical lenders can’t do anything for them. We now have a special equity program for the client in foreclosure that has equity in their home.

What do you do? Our Foreclosure Help Program uses convertible lease’s, that upon conversion guarantees a mortgage loan to the homeowner for up to 90% of the property value, when the deed is re-conveyed back. Therefore, when the deed goes out of the party in default, it’s guaranteed to go back.

When do you help? The earlier we get started the better. We require that mortgage payments be at least 2 months delinquent. Usually most people wait too long, thinking a miracle will happen before the sheriff sale. But through experience, we know it won’t happen that way. Distressed clients that can’t be helped with conventional financing methods can now find the help they need to get out of foreclosure.

Where do we help? The foreclosure help program can work in any state where property in foreclosure is allowed to be Sold, Purchased, Mortgaged or lease optioned.
